Home loans in Colombia are issued in Colombian pesos. If you earn in US dollars, the dollar amount of your monthly payment will change with the exchange rate.

Indicative estimate using a fixed-payment loan and the assumptions shown. It excludes insurance and subsidies, does not consider your credit history, and is not a loan approval or offer.

How we do the math

Where does the maximum payment come from?

We take the share of your income you set for the loan payment and subtract the payments on your other debts. With that payment, the term and the rate, we calculate the maximum loan using a fixed-payment schedule.

Why can savings limit the price?

Lenders only finance part of the property's value. The rest (the down payment) and the closing costs come out of your savings. If your savings fall short, the price you can consider drops even if your monthly budget is higher.

What does this estimate leave out?

Mandatory loan insurance, subsidies or benefits you may qualify for, your credit history and each lender's own policies. That's why it's a starting point, not an approval.

What rate should I enter?

Use the effective annual rate from an offer you've received or the one published by the lenders you're considering. The default value is just a reference to get started.

How are US dollars converted?

Using the current TRM (the official representative market exchange rate), certified by the Financial Superintendence of Colombia and updated automatically. The calculation runs in Colombian pesos, because home loans in Colombia are issued in pesos; dollar amounts are a reference. The rate your bank applies when you transfer money may differ.
